What Memory Care Actually Costs in Scottsdale (2026)

What Memory Care Actually Costs in Scottsdale (2026)

Scottsdale memory care pricing is famously hard to pin down — partly because almost no community posts rates publicly. Here's what the market actually looks like in 2026, framed as ranges, with no fake precision.

    The Honest Pricing Picture

Most Scottsdale memory care communities do not publish prices publicly. The figures below are market ranges based on quotes our families have collected — not specific community rates.

Large assisted living memory care neighborhoods in Scottsdale typically quote in the $6,000–$12,500+/month range as an all-in starting rate (base assisted living of $5,000–$10,000+ plus a memory care premium of roughly $1,000–$2,500).

Residential assisted living memory care homes (6–10 residents) in Scottsdale typically quote in the $5,500–$11,000+/month range, often with care included rather than charged separately. Luxury and concierge memory care homes can match or exceed big-box pricing.

One structural difference families often notice in RAL settings: with 6–10 residents per home, the caregiver-to-resident ratio is typically much higher than in larger communities — a fit difference, not a quality claim about any specific community.

    What Drives the Number Up

Higher care needs (two-person transfers, incontinence care, behavioral support).

Private vs. shared room — a private room can add $1,000–$2,500/month.

Care-level tier increases over time (most communities reassess every 30–90 days).

Community fees and move-in fees, typically $2,500–$10,000, often non-refundable.

    What's Usually Included

Three meals plus snacks, housekeeping, laundry, 24/7 staffing, basic activities, and utilities.

Medication management is usually included in memory care (unlike standard assisted living, where it's sometimes a separate charge).

Personal care (bathing, dressing, toileting) is usually included in memory care pricing.

    What's Usually Not Included

Incontinence supplies, hospice services, beauty salon, transportation outside scheduled trips, and one-on-one private aides.

Therapy services (PT/OT/speech) are typically billed through Medicare separately.

    How to Compare Quotes Apples-to-Apples

Always ask for the all-in monthly total at your parent's current care level — not the marketing 'starting at' rate.

Ask for the rate-increase history of the past three years.

Ask what specifically would trigger a care-level reassessment.

Compare at least one large community and one residential home to see the full market.
