    After touring 3+ communities, every family hits the same wall: how do we actually compare them? This checklist focuses on the things that matter — and the small details that quietly predict quality.

    Care & Clinical

    Caregiver-to-resident ratio (day / evening / overnight)

    Licensed nurse coverage (on-site, on-call, or scheduled)

    Care assessment process and how often plans are updated

    Dementia and fall-prevention training requirements

    Cost Structure

    Base monthly rate and exactly what it includes

    Care-level pricing — flat tiers, points-based, or à la carte

    Community/move-in fee and what (if anything) is refundable

    History of annual rate increases over the last 3 years

    Environment

    Cleanliness and odor (a key but often unspoken indicator)

    Natural light and outdoor access

    Apartment layout — and whether you can see an actual resident unit

    Common areas: are residents in them, or are they empty during the day?

    Daily Life

    Sample activity calendar (look for variety and depth, not just bingo)

    Dining: menu choice, table service, dietary accommodations

    Transportation: medical appointments, errands, outings

    Visiting hours and family involvement

    Staff who greet residents by name in hallways

    Residents out of their rooms, engaged in something

    Care staff who answer your questions directly instead of redirecting you to sales

    A move-out policy that's clear and humane, not buried in the contract
